Typical Fee Range
For standard freehold sales and purchases, our fees usually fall between
£1,200 – £3,000 (excluding VAT as we are not VAT registered). The exact fee depends on the property value, tenure, and complexity of the transaction.

Some transactions involve extra work. If applicable, we will discuss these with you in advance.

Disbursements (Third Party Costs)
These are payments made to external bodies on your behalf. Typical disbursements include:
• Searches: £150–£400 plus VAT (varies by local authority)
• Land Registry Fees: Based on property value (no VAT) Fees Calculator.
• Indemnity Policies: £20–£350 + VAT (if required, but not accepted by all lenders)

• Redeeming any existing mortgage
If unexpected title defects or complex issues arise, such as engaging in protracted negotiations with the seller, we will explain any additional work and costs before proceeding, as this work is not included
Timescales
Most transactions complete within 6–16 weeks, depending on:
• the length of the chain
• search turnaround times
• mortgage lender processing
• whether the title is straightforward
Registration at the Land Registry can take 2–12 months, depending on their backlog.
